A good sale begins before your home reaches the market. Decisions about preparation, pricing, timing, and showings can shape how buyers respond—and which offer terms work for your next move.
We’re Ashley Macintosh and Susan Pockett of Peak to Pier Real Estate Group. Here are six practical things we encourage Vancouver-area homeowners to consider before and during a sale.
What to Consider Before You List
01 · Start With Your Next Move
Consider where you’ll go after the sale, when you need to move, and whether you plan to buy another home. Your timing and financial needs should shape the listing strategy from the beginning.
02 · Get a Property-Specific Price Review
Recent sales are useful, but your home also competes with properties available now. Its condition, layout, location, and features all matter. Ask how the suggested asking price fits the current market and your goals.
03 · Choose Improvements Carefully
You may not need to renovate before selling. Start with cleaning, decluttering, maintenance, and a walkthrough with a buyer’s perspective. Discuss larger expenses before committing to work you may not recover in the sale.
04 · Make Showings Work for You
Buyers need a chance to see the home at its best. Plan for lighting, access, pets, and the amount of notice your household needs. A practical showing plan can protect your routine while keeping the home accessible.
05 · Look Beyond the Offer Price
Compare the full terms of an offer: deposit, conditions, completion and possession dates, included items, and the buyer’s ability to follow through. The highest number may not always be the best fit for your plans.
06 · Listen to Market Feedback
Once your home is listed, pay attention to showings, buyer comments, competing listings, and offers. If the response differs from what you expected, revisit the presentation or pricing strategy using evidence rather than guesswork.
Should You Renovate Before Selling?
Sometimes a small repair or a better presentation makes a meaningful difference. Other projects cost more time and money than a seller is likely to gain back.
Before starting major work, let’s look at your home, your likely buyers, comparable listings, and your timeline. We’ll help you prioritize the preparation that makes sense for your property.
Wondering What Your Home Could Sell For?
An online estimate can be a starting point, but it cannot see your home’s condition, updates, layout, or the competing properties buyers are considering today.
Request a home evaluation from Ashley and Susan. We’ll review your property and the local market, then talk through a pricing and preparation approach that fits your goals.
Planning to Sell, but Not Sure When?
You can start the conversation before you’re ready to list. Tell us what you’re considering, and we’ll help you understand the preparation, timing, and market questions worth exploring first.
