What to Consider Before You Buy
01 · Set a Comfortable Budget
A pre-approval provides a working range, but your monthly payment should leave room for the rest of your life. Plan for closing costs, ongoing property expenses, savings, and the possibility of future repairs.
02 · Compare the Whole Neighbourhood
Think beyond the home itself. Test the commute, visit at different times of day, and consider transit, shops, schools, parks, and the surroundings that will shape your everyday routine.
03 · Look Past the Listing Photos
A polished presentation can make almost any property appealing. Pay attention to layout, natural light, storage, maintenance, noise, and whether the home will still suit you as your needs change.
04 · Understand the Asking Price
The list price is a starting point, not a measure of value on its own. Recent comparable sales, property condition, location, and current competition all help put an asking price in context.
05 · Review What You’re Buying
For a strata property, look beyond the unit to the building’s finances, minutes, bylaws, insurance, and potential major expenses. For any home, make time for the inspections and document reviews appropriate to that property.
06 · Consider Every Offer Term
The purchase price is only one part of an offer. Deposit, dates, included items, conditions, and time allowed for due diligence can affect both your risk and how a seller responds.
The Best Question to Ask Is “What Am I Missing?”
It’s easy to focus on the features you can see during a showing. We help you ask the next questions: What might need attention? What do the documents say? How does this home compare with other options? What would ownership cost beyond the mortgage payment?
